Today, Molly brings that experience to Realty Advantage with a focus on developing the next generation of successful agents. At Realty Advantage, our support goes well beyond the basics, with ongoing training and resources provided at no additional cost to our agents. With weekly classes, recurring core curriculum, and hands-on workshops throughout the week, agents have consistent opportunities to learn, practice, and grow. Congratulations, that's a huge milestone! Your first step is setting up your account in TREC's REALM Portal and requesting sponsorship under Realty Advantage. From there, our Director of Agent Development and Director of Marketing take over: they'll help you join the local Board of Realtors, get your MLS access set up, and get your business off the ground. You won't be figuring this out by trial and error; we walk you through it. 


Not even close. That's actually the whole reason Realty Advantage exists the way it does. Our Director of Agent Development is with you every step of the way, through hands-on training, daily support, and real answers when you get stuck. You'll always know what to do next and how to turn it into a real career, not just a license on the wall. 


Every single day. We run formal training on contracts, lead generation, lead conversion, technology, and marketing. Plus, Every afternoon there's an open workshop where you can bring any question at all. Stuck on a contract clause? Not sure how to run a Facebook ad? Show up and ask. This isn't a one-time onboarding; it's ongoing support for as long as you're here. 


Good question, and one every new agent should ask. In your first month, plan for around $700 to join SABOR and get your MLS access active (this is typically prorated). After that, MLS fees run about $200 per quarter, plus ongoing marketing and general business costs that'll vary based on how you grow. Here's the part people don't expect: we sit down with you one-on-one and build out a detailed budget for your business and your personal life, so there are no surprises. 


Once you're licensed, plan on roughly $1,000 to get up and running. If you want to grow faster out of the gate, a larger marketing budget will speed things up, but $1,000 is a realistic starting point for most new agents.


It's possible, but it's not one-size-fits-all; we look at it case by case. Can you still show up for your clients? Is there a plan to eventually go full-time, or are you just looking to help friends and family on the side? We'll have an honest conversation about it, and in most cases, the answer is yes. 


It helps, but it's not necessary. What matters more is being coachable, willing to study, practice, take action, review, and repeat (we call it SPAR). Most successful agents in this business didn't come from sales backgrounds. Real estate is a relationship business first, backed up by sales skills you'll build along the way. 


No. At Realty Advantage, we train agents to build their own business and their own sphere, working directly with buyers, sellers, and renters. There's no recruiting requirement. If there's someone you'd genuinely love to have on your team someday, great, but that's a bonus, not the model. 


This one's worth a real conversation rather than a number on a webpage. We'd rather you make this decision with full context than off a headline. What we can tell you: we're not the cheapest brokerage, and we're not the most expensive. You're getting full-time staff, trainers, and support built into that split. Let's talk it through. 


Yes, and it's built right in. Our Director of Marketing is dedicated to promoting the brokerage and helping you build and brand yourself as an agent. She's available at our daily workshops for anything marketing-related: social media, print materials, email campaigns, or getting the most out of your CRM. You bring the questions; she brings the strategy. 


Absolutely not from day one, but technology touches almost everything you'll do as an agent, and trying to figure it out solo is one of the fastest ways to get frustrated and miss opportunities. We offer both online and in-person training on the tools you'll use daily, and our afternoon workshops are there whenever you need a refresher or get stuck. 


It's a fairly comprehensive test. If you're a solid test-taker and went through a good school, we recommend Champions School of Real Estate; you'll likely be fine. If testing isn't your strong suit, lean into practice exams; Champions also has a strong exam-prep class worth taking. Either way, remember: it doesn't matter if you pass on your first try or your fifth. What matters is what you do once you're licensed. 


LEADS & BUILDING A BUSINESS

Once you've completed training and hit a few minimum standards, which we'll walk you through in detail, you're added into our lead rotation, distributed round-robin among ready agents. Our goal is to make sure you're genuinely prepared before those leads start coming your way, so you can convert them with confidence instead of guessing. 


Every agent's path looks a little different, and our Director of Agent Development will sit down with you to figure out where you want your business to come from. For most new agents, we recommend starting with apartment locating, it's approachable, gets you talking to people and touring properties right away, and builds momentum fast. Agents who follow this plan are typically earning within 60 days and closing their first transactions within 90. 


Our plan is built around getting you under contract within 60 days and paid within 90, but that timeline depends on the actions you take. Here's a head start: you can begin talking with friends and family before you're even licensed. There's a good chance someone in your circle is already thinking about buying or selling, and they may be glad to wait for you rather than start with someone else. The agents who follow the process and stay consistent are the ones who hit it. 


 

We keep a Monday morning meeting at 9:00 AM over Zoom, and we'd love to see you there, but it's not mandatory every week. When there are updates to real estate law or contracts, we'll hold a required training, which usually happens about twice a year.


Honestly, it comes down to consistency: keep doing the activities that work and keep talking to people. When you're ready to grow further, the next step is leveraging other people's time, bringing on an assistant, a transaction coordinator, or a buyer's agent. When you get to that point, our Director of Agent Development will walk you through exactly what that looks like. 


No problem at all, plenty of successful agents started that way. We'll show you a mix of free and paid lead generation strategies, so if your budget is tight, you can still generate and convert leads without spending much (or anything). If you're looking to scale faster down the road, we'll also show you where a little investment goes a long way. 


Real estate doesn't run 9-to-5, and neither does our support. Our Director of Agent Development is available for far more than typical office hours, if you're writing a contract at 9 PM on a Saturday and hit a snag, you can reach out and get real help. 


Totally normal, every agent feels this. That's exactly why our Director of Agent Development is with you every step of the way. If you'd feel more comfortable having someone alongside you at an appointment, we'll arrange it, even if that means an experienced agent runs the appointment for you the first time. 


 Absolutely, and you can also buy or sell your own real estate.


Good news: nobody in our office cold calls. It can work for a rare few agents, but between rejection and Do Not Call rules, most choose not to, and we don't build our training around it. We'll teach you approaches that fit real people, not a call sheet. 


No, there's plenty of business out there. Yes, there are a lot of agents, but a lot of them aren't willing to put in the work. If you are, you can absolutely outperform agents with more years in the business than you. 


Here's the honest answer: real estate rewards anyone willing to do the work, but you're the deciding factor. Are you willing to follow the process, study, practice, take action, and repeat it daily until it becomes a habit? Will you show up to coaching and stay open to direction? If you can say yes to that, we can absolutely help you build a business that thrives in this industry.


Fair question, but let's gently push back on the premise. Starting out already looking for the exit is worth examining before you even begin. There's no contract minimum holding you here, so the door's never locked. But before you worry about how to leave, we'd point you toward something like The Power of Positive Thinking by Norman Vincent Peale. Mindset is half the business.
